Buckinghamshire Council's EIA Screening Opinion (22 May, 2026)"It is concluded that the impacts identified from the proposed development would be likely to have ‘significant effects’ on the environment and consequently would warrant the submission of an Environmental Impact Statement alongside any planning application. The proposed development would have significant effects by virtue of factors such as nature, size and location upon a protected Natural Landscape and Chilterns Beechwoods SAC which would likely result in significant effects to ecology and biodiversity and pollution."
